العلاقة المكانية لارتفاع معدل ايجار الوحدات السكنية بالموقع الجغرافي واثرها على تفاقم مشكله السكن في مدينه بغداد

Abstract

ان من اهم ما يواجه سكان مدينه بغداد من ذوي الدخل المنخفض والمتوسط هي مشكله ايجار وحداتهم السكنية كونه يستقطع ويستنفذ جزءا كبيرا من دخل الأسرة او معظمه, و مع ارتفاع معدلات الايجار للعديد من احياءها ومنها (حي الشماسية\ محله 322 )نظرا لما يتمتع به موقعها من مميزات وخصائص تزيد من رغبه سكانها على البقاء فيها ما يرفع من اسعار عقاراتها ومن ثم معدلات ايجارها بشكل خاص واشارت نتائج الاستبيان ان النسبة الاعلى من معدلات الايجار تراوحت بين ( 400 - 575 ) الف دينار شهريا مجتمعة لأكثر الوحدات السكنية و برغم عدم ملائمه اغلب الوحدات السكنية لمعدل ايجارها من حيث الحالة البنائية المتوسطة والرديئة الا ان اغلب سكانها لا يرغبون بمغادرتها نتيجة مميزات موقعها ,واهمها قرب المنطقة نسبيا من مركز المدينة وتوفر خطوط النقل منها واليها, وكانت من اكثر توصيات الدراسة تطابقا مع مقترحات سكان الحي هو وضع قانون يحدد فيه الحد الاعلى للإيجار منعا لاستغلال اصحاب العقارات.One of the most important problems facing the residents of the city of Baghdad with low and medium incomes is the problem of renting their housing units, as it deducts and consumes a large part or most of the family income, and with the high rates of rent for many of its neighborhoods, including (Al-Shamasiya neighborhood / Mahalla 322) due to the enjoyment of its location ,among the features and characteristics that increase the desire of its residents to stay in it, it raises the prices of its properties and hence its rent rates in particular. The results of the survey indicate that the highest percentage of rent rates ranged between (400 - 575) thousand dinars per month combined for most housing units, despite the inadequacy of most residential units for the rent its rate in terms of medium and poor construction conditions, but most of its residents do not want to leave due to the advantages of its location, the most important of which is the relative proximity of the area to the city center and the availability of transportation lines to and from it, deciding the maximum rent to prevent the exploitation of real estate owners.
